Why DeedMonkey?

DeedMonkey was founded in 2006 by a Colorado attorney to give individuals a quick and easy way to create, submit, and record real estate deeds. We created DeedMonkey to stand out from many of the legal forms warehouses that are online by providing state specific Quitclaim deeds, links to public sources of information helpful in creating and recording deeds and forms with drop down menus and auto-fill options to reduce inconsistencies (i.e., mistakes) in filling out the deeds. We felt that there was no way for these online forms warehouses to maintain a local presence for each form that they sell. DeedMonkey not only provides the forms, but information on how counties do business when it comes to recording documents in the public records. We cannot tell you what to put in the form, but we can tell you how to get your document properly recorded.

DeedMonkey provides blank form deeds specific to the state. We have links to counties with specific instructions on how to record a deed. In states where we don’t have county links, we have a recording instructions specific for the state. For example, did you know that Breckenridge, Colorado imposes a transfer tax on real estate? So does Vail, Colorado. However, the procedures are DIFFERENT in each location. Besides the form deed, an individual must figure out local customs for recording deeds. That is where DeedMonkey comes in. We cannot advise you about how to fill out your deed or answer your questions about how to record a document in a specific county, but we can point you to the public sources of information about the recording process.

We now offer Florida quitclaim deeds in addition to our Colorado quitclaim deeds and Colorado beneficiary deeds. We are developing other quitclaim deed forms specific to other states and developing the recording instructions in conjunction with lawyers in that state. To do it right takes time.
